Strong Property Values
We All Want the Same Thing: Pride in Ownership. Confidence in the Future.
Most of us chose Big Canoe as more than just an investment. Whether you live here full-time, part-time, an amenity lot owner, or are a property investor–protecting that investment should be a priority.
Here’s the truth: Property values reflect more than just home prices. They’re shaped by how well the community is managed, how desirable it is to live here, the attractiveness of the surrounding area, and how confident buyers feel about the future.
How do we compare?
The national average increase in U.S. home values from 2020 to 2025 is roughly 54.9% 1 2.
Pickens County, GA Home values increased by approximately 66% from 2020 to 2024, according to the Federal Housing Finance Agency’s All-Transactions House Price Index 3.
Dawson County, GA Home values increased by approximately 63% from 2020 to 2024 using the same federal index data 3. The index value went from 162.16 in 2020 to 263.63 in 2024.

That puts Big Canoe well behind both the national and local averages. The good news is we’re staying on par with our neighbors over in Bent Tree. Why is this?
To strengthen that value, we need:
- Modern planning that makes sure we’re investing in the right things at the right time.
- Fiscal responsibility so we have the capital reserves we need, before we need them.
- Transparent management so prospective buyers trust how the community is being run.
- Well run operations so the resident and vistor experience is high.
When people see a community that’s well-run, well-maintained, and forward-thinking—they’re willing to pay for it.
Let’s make sure Big Canoe stays one of the most sought-after places to live in North Georgia.
